Selling

Sell your San Bruno or San Mateo County property with a plan you fully understand.

The key decisions remain yours: what to update, when to list and which offer to accept. My role is to give you sound information for each one, then manage the work on your behalf.

Home value

What is your home worth today?

Enter your address for an instant estimate and a free monthly report tracking your home's value and equity, powered by Homebot.

Instant estimates cannot account for your updates, condition or view, so in San Bruno they can miss by a wide margin. When you need a number you can act on, I will review your home personally.

How it works

From first conversation to closing

  1. Request your plan

Share the address and a few details. It takes about a minute.

  2. I review it personally

I study recent nearby sales alongside your home's details, and may ask to see it in person if that sharpens the analysis. You will hear from me within one business day.

  3. We review the plan together

Price range, a prep list with rough costs, estimated net and a timeline. In person, by phone or by video.

  4. You decide

List now, list later, or not at all. If we proceed together, I manage preparation, marketing, showings, offers and escrow.

Preparation

Invest only where buyers will notice.

Many San Bruno homes were built between the 1940s and 1960s. Buyers accept some age, but they pay more for homes that feel cared for. I help you select the updates that make financial sense and set aside the rest.

  • A room-by-room list, ranked by likely return
  • Contractor estimates and scheduling, with your approval on every cost
  • Pre-sale inspections that allow buyers to write cleaner offers
  • Staging guidance. Full staging is available through Crystal Home Staging, owned by my wife Crystal. You are free to choose any stager.
  • A launch date aligned with your move

Marketing

Presentation that compels buyers to see it in person

Every listing receives professional architectural photography, a 2D floor plan and a Matterport 3D tour. Then I put it in front of the right buyers.

  • Exposure on the MLS and the major home search sites
  • Cinematic listing reels for Instagram and YouTube
  • Direct outreach to local agents with active buyers
  • Open houses people remember: In-N-Out in Daly City, paletas in Monte Verde, a taco truck in Crestmoor

Multifamily

Selling a duplex, triplex or fourplex

Two to four unit buildings draw two distinct buyers: owner-occupants who will live in one unit, and investors who buy on the numbers. Your plan is designed to reach both while respecting your tenants throughout.

  • Pricing from income and sales. I compare recent multifamily sales and show how current and market rents translate into value.
  • Clean numbers. A rent roll, leases, deposits and a 12-month expense summary, prepared before buyers ask.
  • Considerate showings. Grouped showing windows with proper written notice. California law generally treats 24 hours' written notice as reasonable.
  • Tenant protections. We confirm how California's Tenant Protection Act (AB 1482) and any local rules apply before buyers review the leases.
  • Estoppels and transfers. Tenant estoppel certificates and deposit transfers, handled through escrow.
  • 1031 exchanges. I coordinate timelines with your qualified intermediary and tax advisor. I do not give tax advice.

Sell or keep

Undecided between selling and renting it out?

Request a side-by-side comparison with your plan: the likely sale price and net proceeds today, set against expected rent, operating costs and cash flow if you hold.

If holding is the stronger choice, SF Peninsula Property Management can manage it for you. It is my property management company, a separate business (Assurance PM, CA DRE #02439017). You are never required to use it.

What the comparison includes

  • Estimated sale price range and net proceeds
  • Estimated monthly rent, based on current nearby rentals
  • Typical costs: management, repairs, insurance, taxes and vacancy
  • Questions for your tax advisor, such as capital gains and depreciation

Long-time and inherited homes

Selling a home your family has owned for decades

These sales involve more than paperwork: belongings to sort, relatives to keep informed, and repairs no one has considered in years. Beginning the conversation early often saves months.

I can coordinate cleanout, repairs and vendors, keep every decision-maker informed, and work alongside your attorney or tax advisor on probate, trust or tax matters. I do not give legal or tax advice myself.

2990 Medina Drive, Monte Verde

In one family for more than 60 years. We positioned it around its rare central atrium and natural light. It went pending quickly and sold in June 2026.

In their words: sellers I have represented

Listed as-is first, then took the advice

Before listing, he suggested a few upgrades and staging tips to maximize the home's appeal, but I was hesitant due to budget constraints. Initially, we listed the home as-is and received an offer at asking price, but I was hoping for more. Thankfully, while the home was still on the market, we managed to make the recommended updates and stage it. As a result, we received two additional, much higher offers. Had I followed Nestor's advice from the beginning, I would have saved two months of mortgage payments and avoided unnecessary stress.

San Bruno, after another agent could not sell it

Nestor sold my house in San Bruno and he's the best agent I have ever worked with. I was originally working with another agent but they weren't able to get the job done after months of working with them. [...] He made some great recommendations of fixing the front landscaping and did a taco party at the open house. We got 6 offers for our house in less than 2 weeks. Then he negotiated with the top offers and got us an additional $18k. We trusted him, took his advice, and it paid off.

Parents' home of 50+ years

When it was time for my parents to sell their home of 50+ years, we interviewed several realtors who presented their plan to us. Nestor's approach was by far the most extensive and thorough. [...] Everything Nestor promised to do, he did. While we were hesitant on some renovation work, we ultimately went with all his suggestions and it paid off. In 12 days and 2 open house weekends, over 100 groups came through and spoke glowingly of the home. Multiple offers were made and Nestor ensured we had a smooth close.

A seller who had done this before

Having sold and purchased real estate before, I had my own requirements in a broker for my recent home sale. But Nestor met and exceeded all of those requirements. He is thorough and competent; he is reliable and trustworthy; and above all his attitude is steady and helpful. My sale was a difficult one, but Nestor never wavered in his support and skillful guidance.

Sold in the slow season, then moved out of state

Nestor is a reliable and trustworthy agent. He had my house sold during the slowest Christmas season in just one week. The deal went so smoothly and I had no headache at all. We are so happy and moved to another state. And he helped us take care of the cleaning things after we moved.

Helping parents sell from far away

Living far from my elderly parents, I was worried about them selling and buying a house on their own. Nestor was there to help and guide them every step of the way, from beginning to end, sometimes even going the extra mile. [...] With Nestor, I felt more at ease not being able to be there to help my parents in the process of selling their home and buying a new home.

Seller questions

How much does it cost to sell a home in San Bruno?

The principal costs are the listing brokerage commission, escrow and title fees, San Mateo County transfer tax, and any repairs or credits negotiated with the buyer. Commissions are negotiable and are not set by law.

Your selling plan includes an estimated net sheet, so you know what you would walk away with before making any decision.

Should I fix things up or sell as-is?

That depends on the home and the buyers it is likely to attract. Paint, flooring, lighting and landscaping often return more than they cost. Major remodels usually do not.

You receive a short list with rough costs and my candid assessment of which items are worth doing. Selling as-is is a legitimate strategy, and I will tell you when it is the stronger one.

How long does it take to sell?

Recent averages in the San Bruno hills ranged from about one week to about a month on market, depending on area and season. Preparation before listing typically takes two to six weeks.

If you are working to a deadline, raise it early. I build the plan backward from your move date.

What disclosures does a California seller provide?

California sellers complete disclosure forms such as the Transfer Disclosure Statement and Seller Property Questionnaire, along with natural hazard and other required reports. I guide you through each one.

Many sellers also commission a pre-sale home and pest inspection, which allows buyers to write cleaner offers.

Is the home value request really free?

Yes. You receive a personal review and a written plan. There is no obligation to list with me, and you will not be added to a mass email campaign.
